Hamro Kotha Plan

This feasibility study evaluates the viability of Hamro Kotha, an online platform comprising a website and mobile application with optional physical office support, designed to connect room owners (landlords) and room seekers in Kathmandu Valley, Nepal. The business addresses persistent challenges in the traditional room rental market, including over-reliance on offline brokers, lack of listing transparency, and high intermediary fees. Revenue is generated through a deposit-based model: landlords pay a fixed deposit equivalent to one month's rent for a three-month listing period. If a tenant is secured through the platform, a 10% commission is deducted and 90% refunded; if the landlord independently secures a tenant, a 50% refund is provided. Market research confirms high and growing demand driven by urbanization and interprovincial migration, supported by internet penetration at 56% and mobile connections exceeding 109% of the population. Financial projections indicate break-even within 18 months, with a positive return on investment thereafter. The study concludes that Hamro Kotha is technically, organizationally, and financially feasible, and represents a timely and commercially viable solution to a well-documented market gap
